Apartments in Spain

 

Apartments (flats) in Spain are available in various forms, the most popular being the holiday apartment which is typically a 2 bedroom 2 bathroom self contained unit within a complex, generally of around 60-70 square metres, having 1 terrace along with a community swimming pool and gardens. All the apartments on the complex are individually owned and the community is run by the owners, who will elect a president to control the day to day maintenance  & upkeep. Community fees are normally between 500 – 800 euros per year, depending on the services selected by the owners.  Most holiday apartment complexes are close to town and amenities such as restaurants, bars, supermarkets, shops, pharmacy etc.

The rental or investment apartment option is normally for holiday apartments in complexes with easy access to beaches, town and amenities.

Studio apartments are also a good option for holidays and offer the most economical purchase available, and generally will be of around 40-50 square metres in size, usually with a terrace or balcony and also situated on the holiday complexes described above.

Town apartments are another option and these are typically larger apartments of upto 120 square metres and with 3 or 4 bedrooms and  1 or 2 terraces, possibly also with underground parking. This type of apartment is of interest to people looking at permanent residence or wanting a town centre location. Town apartments do not generally have communal swimming pools or gardens.

Penthouse/Attic apartments are top floor apartments on the block and can be duplex apartments on 2 levels, usually they will include large terraces and a solarium, and  offer the best views.

Apartments for sale

You can purchase apartments in two ways: as a resale property which is usually offered fully furnished or as an off plan option – this type of purchase is made before the apartment block has been built or during construction and has been a very popular way of purchasing in the past.

The benefits of owning an apartment in Spain are as follows:

  • Value for money - as this is the cheapest property sector available.
  • Low maintenance – as the complex´s upkeep is done by contractors.
  • Security – most complexes are gated and secure, when you leave you pull down your shutters, lock the door and go knowing that other residencts are around.
  • Good Location - most apartment complexes are close to beaches and all amenities.
  • In a Community – child friendly and with other residents around you.
